TENANT FIND
- Find suitable tenant by obtaining satisfactory references
- Receive deposit and one months rent in advance
- Approve tenant with the landlord
- Take inventory of house contents to be included in lease agreement
- Take gas and electricity meter readings
- Contact details exchanged between landlord and tenant should either encounter problems during the tenancy
- Negotiate new lease one month prior to expiration of tenancy term should the landlord and tenant wish
Fees
Cost of the above will be 6.75% of total yearly rent + vat @ 21.5%
Renewal cost 3.5% + vat @ 21.5%
MANAGED LETTINGS
- Liaise with landlord and tenant
- Monitor montly rental payments
- Act on any request of the landlord/tenant in relation to property concerns
- Set up standing order should landlord wish to do so
Fees
Cost of the above will be 6.75% of total yearly rent + vat @ 21.5%
Plus 10% + vat @ 21.5% of monthly rental payments

Rough Guide To The Residential Tenancies Act of 2004
All tenancies must be registered with the Private Residential Tenancies Board (PRTB) and no longer need to be registered with Local Authorities.
Tenancies must be registered within one month of commencement
Any disputes regarding a registered tenancy will be handled by the PRTB for a nominal fee of €25.00 (at time of writing)
Landlords only pay one €70.00 per single tenancy (for up to 4 years after which time the tenancy must be re-registered
€130.00 is payable on a single building which has a number of rented properties with one owner
Maximum of two €70.00 are payable on a single building which has a number of rented properties with one owner
Landlord should inform Board if there is a change in the rent or a tenant is replaced
